WITNESSETH, that the party of the first part, in consideration of =

by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or

of New York, known and designated as and by Lot No. 45 on a certain
map entitled 1114ap of Terry 1;aters at Beyvieer, Town of Southold, Suf-
folk County, N.Y." and filed in the office of the Clerk of the County
of Suffolk on December 29th, 1958 as P:ap #2901.
TOGETHER with an easement for ingress and egress over and upon lcaters -
edge '+l'ay, Longview Lane, Pleasant Vlace and Rambler Road for their
entire distance as shown and laid out, 50 Peet wide throughout, on
said above mentioned filed map.
RES�t11TNG however tothe party of the first part the title to the land
in said roads and the right to herself, her grantees and successors
in interest, to dedicate said roads as public roads, and to grant
easements therein, for the construction and maintenance of public
utilities .
TOGETHER with the right to use in common with other lot owners the
area known as Lot #8 and the area adjoining next southerly thereto to
the extent of 80 feet, more or less, being the northerly 80 feet of
the parcel designated on said filed rrap as "Community Park and Beach
(residents only)" .
TOGETHER with the right to use in common with other lot owners (said
right being only for the benefit of the above described premises )
for bathing and recreational purposes, the southerly 300 feet, more
or less, of the parcel designated on the above mentioned filed map
as "Community Park and Beach (residents only)" . RESEP.VING however
to the party of the first part the right to change the location of
the northerly boundary thereof as hereinabove provided .
SUBJECT tothe restrictions set forth in a declaration made and re-
corded by the party of the first part on September 8, 1958, in the
Suffolk County Clerk's Office in Liber 4508 cp 380, which are hereby
extended to January lst, 198U.
