W. Stepnoski 100 feet and on the West by lot numbered 18, 179.E+8 feet. Subject to the following covenants and restrictions which shall run with the land: 1. The premises shall be used solely for residential purposes and no business shall be conducted thereon. 2. No structure shall be placed upon said premises until the plans and specifications of such structure and the location thereof shall be approved by the seller, suchapproval shall not, however, be unreasonably withheld. 3. No tractor or trailer shall be parked in the street, driveway or siderds of said premises. ya No boats shall be stored on the premises except in the rear thereof neatly covered or in the garage upon said premises. 5. No fence shall be erected or permitted upon said premises exceeding four (4) feet inivighth nor may any fence be erected across the front property line. 6. Purchaser covenants that he will not conduct or permit any acts on the premises which would constitute a nuisance. 7. No house trailers shall be allowed upon said premises. 8, The building set-back shall be forty (40) feet from all roads , instead of the 35 foot set-back as shown on the aforementioned map. SUBJECT also to a mortgage bearing even date and intended to be recorded simultaneously herewith executed and delivered by the party of the second part to the party of the first part as a part of the purchase price of the above described premises, in the sum of $2,837.00. SAID premises above described being and intended to be a part of the same premises that were conveyed by Antone Krupski and Henry Krupski to the above named Rene' Gendron by deed dated September 27, 1961 and recorded in the Suffolk County Clerk's Office on October 10, 1961 in Liber 5062 of deeds at page 91.
