WITNESSETH, that the party of the first part, in consideration of

by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

and State of New York, bounded and described as follows:
BEGINNING at the northwesterly corner of the premises herein after described
at a point on the southeasterly side of a 30 foot right-of-way, where the south-
easterly side of said 30 foot right-of-way is ,intersected by the northeasterly
side of land conveyed to Eleanor D. Leonard by deed dated September 24, 1968
and recorded in the office of the Clerk of the County of Suffolk on October 28,
1968 in Liber 6445 of conveyances at page 62; said point of beginning also being
distant the following courses and distances from the ,corner formed by the inter-
section of the easterly side of Bay Home Road with the southe rly side of Main
Street when measured along the easterly side of Bay Home Road, the southeasterly
side of said 30 foot right-of-way and the southwesterly, northwesterly and north-
easterly sides of said land conveyed to Eleanor D. Leonard;

2. Scuth 44 degrees 19 minutes 40 seconds East, and passing through a
monument, 183. 00 feet to the ordinary high water mark of. Southold (Peconic)
Bay;
THENCE abng the ordinary high water mark of Southold (Peconic ) Bay the
following tie line course and distance;
1. South 27 degrees 43 minutes 00 seconds West, 135. 66, feet to the extension
southeasterly of the northeasterly side of said land conveyed to Eleanor D.
Leonard;
THENCE north 44 degrees 19 minutes 40 seconds West along the extension
southeasterly of the northeasterly side of and along the northeasterly side
of said land conveyed to Eleanor D. ,Leonard, and passing through an iron
pipe,, 207. 00 feet to the point or place of beginning..
Together with anon-exclusive right,of-way fromthe premises above
described for ingress and egress to Bay Home Road as described in an
Agreement recorded 2/18157 in Liber 4260 cp 391.
BEING AND INTENDED TO BE the same premises conveyed to the party of
the first part by deed dated September 7, 1940, recorded October 26, 1944
in Liber 2400 of deeds at page 260, and by deed dated July 28, 1966, recorded
August 1, 1966 in Liber 6003 of deeds at page 54 in he Suffolk County Clerk's
Office.
TOGETHER with all right, title and interest, if any , of the party of
the first part in and to the lands under water of Soutnold (Peconic)
Bay adjoining the premises above described
