Box 356, Southold, N.Y. ), party of the second part, WITNESSETH, that the party of the first part, in consideration of Ten and 00/100 (410.00) - - - - - - - - - - - - - - - - - - ' dollars, lawful money of the United States, and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, situate, lying and being ixxhex at Bay View, near Southold, in the Town of Southold, County of Suffolk and State of New York, bounded and described as follows : I BEGINNING at a monument on the northerly side of an existing road or right of way known as "Traveled Road" distant 1236. 65 feet westerly from the corner formed by the intersection of the said northerly side of "Traveled Road" with the southwesterly side of North Bayview Road; running thence along the northerly side of "Traveled Road" , South 67053130" West 50 feet to a monument and land now or formerly of Toedter; ° running thence along said land North 28006' West 25 feet to a dredged channel; running thence northerly and easterly along said dredged channel measured on the following two tie lines (1) North 28006' West 75 feet; (2) North 6011'40" west 129.08 feet; running thence South 280301 East, and through a monument 225 feet along lands of Epstein to the northerly side of said LIB 6893 PAG[211 "Traveled Road" at the point or place of beginning. SAID premises being described on the Tax Rolls of the Town of Southold as follows : Southold - N & W - Dredged Channel E-S. Epstein S- Pvt. Rd. TOGETHER with a right of way over said existing road or rights of way to a width of 24 feet from the southwesterly corner of the prem- ises above described northerly to the North "cad to bay View above referred to. TOGETHER with all the right, title and interest of the party of the first part, in and to all beach and waterfront rights adjoining said premises in and on the waters of Goose Creek and the channel in front of said premises. TOGETHER with all the right, title and interest of the seller, if any, in and to thatportion of a certain island and 'dredged canal lying in the waters of Goose Creek immediately in front of said prem- ises, including beach and waterfront rights . Rains, as the Deputy County Treasurer of the County of Suffolk, by deed dated and recorded in the Suffolk County Clerks Office on February 4th, 1971, in Liber 6881 of Leeds at Page 259.
