ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

No. 68 on a certain map entitled, "Subdivision Map of Cedar Beach
" x Park, " completed September 15, 1926 , by Otto W. Van Tuyl, Surveyor,
and filed in the Suffolk County Clerk' s Office on December 20, 1927
as Map No. 90.
TOGETHER with the right to the use (in common with others) of the
Community Landing as shown on said map at the northerly end of Canoe
Inlet.
SUBJECT to covenants, easements and restrictions of record, if any.
SUBJECT, however, to the right of the party of the first part,
her heirs, legal representatives, successors and assigns, to install,
repair, maintain and replace public utility poles, lines, pipes, wires
and conduits, together with necessary guy wires, cross-arms and appur-
tenant equipment, on the surface, below the surface and above the sur-
face of the aforesaid private roads.
SUBJECT to the following covenants and restrictions :
1. Not more than one one-family dwelling house for residential
purposes shall be erected on said premises.
2. That any dwelling house erected on said premises shall contain
not less than 700 square feet on the ground floor.
