BEGINNING on the westerly side of Major' s Path 446 . 96 feet
northerly of the intersection of the corner formed by the intersection
of Horton' s Lane and the westerly side of Major' s Path, said point
being also the point where the division line between lands of Kelly
and the within premises intersects Major' s Path and from there: running
thence North 37 degrees 54 minutes 50 seconds West along the northerly
side of lands of Kelly 144.47 feet to land of Miller; running thence
North 51 degrees 58 minutes 40 seconds East along the easterly side
of lands of Miller 91. 19 feet to land of Offenheiser; running thence
along the southerly side of land of Offenheiser South 83 degrees 16
minutes East 205 .84 feet to Major's Path; running thence South 52
degrees 5 minutes 10 seconds West along the westerly side of Major's
Path 237.66 feet to the point or place of beginning.
SUBJECT to the following Covenants and Restrictions:
1. No dwelling house shall be erected or maintained on said premises
unless it shall cost at least Eight Thousand ($8,000.00) Dollars,
unless exterior plans and designs for a dwelling house of less cost
shall be approved in writing by the party of the first part.
2. No dwelling or other structure shall be erected or maintained on said
premises within fifteen (15) feet of the road front or within five
(5) feet of any boundary line.
3. No outside privy of any kind shall be erected or maintained on any
portion of said premises.
4. No business of any kind shall be conducted upon said premises.
5. No animals, except household pets, may be kept on said premises.
6. Only one dwelling house and the usual necessary outbuildings may be
erected on said premises.
These Covenants and Restrictions shall cease and terminate on
January lst, 1976.
