THIS INDENTURE, made the 14th day of October nineteen hundred and Seventy-one,

EDNA S. ANTONISON, residing at Hiawatha' s Path,

party of the first part, and
ARTHUR ANTONISON and EDNA S. ANTONISON, his wife, as
tenants by the entirety, both residing at Hiawatha's Path, Southold,
New York 11971,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideraCm
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and imovements thereon erected, situate,

lying and being k lit: at Laughing Water, near Southold, Southold Town,
Suffolk County, New York, more particularly bounded and described
as follows :
BEGINNING at a concrete monument located in the westerly line
of Hiawatha' s Path, 142. 20 feet North 8 degrees 47 minutes West from
an angle monument as the point of beginning; running thence South
CV 87 degrees 51 minutes West 110 feet by and along the property of
,.Arthur Antonison and Edna Antonison to a point; thence North 8 degrees
42 minutes West 112.29 feet to a point; thence North 81 degrees 13
minutes East 109,26 feet by and along property of C.H.Wickham to a
X point in the Westerly line of Hiawatha' s Path; thence South 8 degrees
47 minutes East 125 feet to the point and place of beginning.
I TOGETHER with all the right, title and interest, if any, of the
party of the first part, it7 and to land lying within the bounds of

C4 TOGETHER with all rights to the use of the roadways and beaches
above mean high water, jointly owned and used by all Laughing Water
property owners.
SUBJECT; however, to all covenants and restrictions of record.
BEING and intended to be the same premises described in
Liber 5015 cp 518.

C113 TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
O HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.

AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
1 the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose.of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
AND the party of the first part covenants as follows: that said party of the first part is seized of the said
�a premises in fee simple, and has good right to convey the same; that the party of the second part shall quietly
enjoy the said premises; that the said premises are free from incumbrances, except as aforesaid; that the
party of the first part will execute or procure any further necessary assurance of the title to said premises; and
that said party of the first part will forever warrant the title to said premises.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
