BEGINNING at a concrete monument set on the boundary line between
lands of John Charnews and land now or formerly of Ahlers and Sacco,
formerly of the George R. Jennings Estate, 537.10 feet westerly along
said boundary line from the westerly line of Railroad Avenue and being
the Northwesterly corner of said land of Ahlers and Sacco and the
northeasterly corner of the premises herein described, and from said
point of beginning running along said land of Ahlers and Sacco 3
courses: (1) South 14 degrees 49 minutes 30 seconds East, 569.72 feet
to a concrete monument; (2) South 72 degrees 47 minutes 20 seconds,
West 538.66 feet to a concrete monument; (3) South 70 degrees 08
minutes 30 seconds West, 110.69 feet to a concrete monument and land
now or formerly of J. M. Grattan; thence along said land of J. M.
Grattan, being also across the end of a certain 12 foot right-of-way,
hereinafter described North 17 degrees 43 minutes 30 seconds West,
12.01 feet to a concrete monument and land of Witkoski; thence along
said land of Witkoski 2 courses as follows : (1) North 70 degrees 08
minutes 30 seconds East, 111.80 feet to a post; (2) North 12 degrees
29 minutes 30 seconds West, 537.84 feet to a concrete monument and
land of John Charnews; thence along said land 2 courses : (1) North
70 degrees 05 minutes East, 487.72 feet to a concrete monument; (2)
North 76 degrees 22 minutes 20 seconds East, 30 feet to the point or
place of beginning.
TOGETHER with a right-of-way to and from Horton's Lane to said
premises over the lands now or formerly of Grattan, formerly the
Boisseau heirs, close to the North line thereof, through gates and
bars.
BEING AND INTENDED to be the same premises conveyed by Frederick
Terry Jennings, Sr. to the party of the first part herein by Deed
dated January 5, 1954 and recorded February 1, 1954 in the Suffolk
County Clerk's Office in Liber 3647 of Deeds at page 01.
