party of the first part, and

VATNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying andbeing*K*tx at Southold, Town of Southold, Suffolk County,
New York, bounded and described as follows :
"✓ BEGINNING at a monument on the southeasterly line of Mill Creek
Drive West at the northerly corner of land of the party of the

Flak, said point of beginning being 198.56 feet southwesterly along

would be intersected by the direct extension southerly of the

along said land of Strauss, formerly of Flak, South 31 degrees
\ 02 minutes 10 seconds East 303 feet more or less to the ordinary
high water mark of Arshamomaque Pond; thence westerly along said
high water mark 120 feet more or less to land of Lillian Gregpry;
thence along said land of Lillian Gregory, North 28 degrees 32
minutes 10 seconds West 223 feet more or less to a monument on said
southeasterly line of Mill Creek Drive West; thence. along said '
southeasterly line, North 43 degrees 57 minutes 50 setonds `East`
100 feet to the point of BEGUNING.

the first part by Deed recorded August 9, 1968 in Liber 6397 of
Deeds at page 520, and subject to a mortgage to Southold Savings
-} Bank recorded November 7, 1968 in Liber 5495 of Mortgages at page
90, as extended by Extension Agreement recorded May 28, 1969 in
rn I Liber 5609 of Mortgages at page 596.
p TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
ren + HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of

1 AND the party of the-first part covenants that the party of the first part has not done or suffered anything
1 whereby the said premises have been encumbered in any way whatever, except as aforesaid.
ro AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
