THIS INDENTURE, made the 28th day of July nineteen hundred and seventy-two
/k BETWEEN VICTOR u9Ilda, residing at 9 Roxanne Court, Huntington -
Station, County of Suffolk, State of New York,
party of the first part, and WALTER VETTER and HELEN VETTER, his wife, residing
at 2221 Seaford Avenue, Seaford, County of Suffolk, State of New-
York,
party of the second part,
WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, situate,
lying and being at Bayview, Southold, Town of SoutholdF County of
Suffolk, and State of New York, and more particularly bounded and
described as follows:
BEGINNING at a point on the southwesterly line of Waterview
Drive, the following 2 courses and distances from the intersection
of the southwesterly line of Waterview Drive, and the westerly line
of Cedar XKM Lane as measured along the southwesterly side of
Waterview Drive;
1 North 66" 20' West 336.29 feet, and
C 2; North 381 371501 ' West 28.71 feet; running thence from said point
of beginning the following two courses and distances: 1}. South 260
' 09 ' 20" West 160.96 feet to a point; 2) North 399'. 09' 40&' West
125.0 feet to a point; running thence North 340 501400' T East a
distance of 153.12 feet to a point on the northerly side of Water-
view Drive; running thence from said point South 38" 37T 501 , East
100.0 feet to the point or place of BEGINNING.

- BEING AND INTENDED TO BE the same premises conveyed to the party of
the first part by deed from Julius Zebroskie dated December 13 1968,
and recorded in the Office of the Clerk of the County of Suffofk on
December 209 1968 in Conveyance Liber 6477 pp 30 and 31:
The said premises are SUBJECT to a mortgage securing a bond for
m $2,80o.00 and interest made on December 139 1968 by the party of the
first part to Julius Zebroskie and recorded on December 20, 1968, in
- the Office of the Clerk of the County of Suffolk.
TOGETIIFIR with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above descri'lred premises to the center lines thereof; TOGETHER with the appurtenances
r" and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
C7 HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.

AND the party of the first part covenants that the party of the first part hos not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to he applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the sante for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
