WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, at Southold, County .qf Suffolk and
State of New York bounded and described as followst
BEGINNING at a point on the easterly side of Boisseau Avenue distant
102. 83 feet southerly from the southwesterly corner of the 'land of
F. Moffat; running thence South 88 degrees 47 minutes 30 seconds East
along lands of Salter 140, 04 feet to land of Sawicki; thence South 2
degreeB, 30, minutes 10 seconds west along said land 95.83 feet to land of
D. Foster; thence North 87 degrees 29 minutes 50 seconds West alond said
land 140,00 feet to the easterly side of Boisseau Avenue; thence North
2 degrees 30 minutes 10 seconds East along the easterly side of Boisseau
Avenue 92. 67 feet to the land of Salter, the point or place of BEGINNING.
M BEING AND INTENDED TO BE the same premises described in the deed dated
May 10, 1947 from Ernest C. Maier to Ralph Foster and recorded in the
County Clerk' s Office on September 5 , 1947 at Liber 2748 of Deeds at
E 5 Page 69 and also described in the deed dated July 10, 1956 from Ralph
Foster to Ralph W. Foster and Martha E. Foster , his wife and recorded
'I in the County Clerk' s Office on July 13 , 1956 at Liber 4143 of Deeds
at Page 469 and the same premises described in the deed dated April 12,
1951 from Ernest C. Maier and Genevieve Maier, his wife to Ralph W.
�.I Foster and Martha E. Foster, his wife and recorded in the County Clerk' s
Office on April 16, 1951 at Liber 3204 of Deeds at Page 03 ,
TOGETHER WITH all the right, title and interest of the parties of the
first part in and to that portion of Boisseau Avenue adjacent to said
premises to the center line thereof.
rri TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
n ° roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
C_ AND the party of the first part, in compliance with Section 13 of the Lien law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
� the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indentpre so requires.
