L paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being iadxx at Arshamomaque, Town of Southold, County of Suffolk and
State of New York, known as and by Lot 11 on map entitled, "Map of Subdivision
Willow Point, Arshamomaque, Town of Southold, Suffolk County, New York",
t and which map was filed in the Suffolk County Clerk's Office on 6/16/66 as Map
#4652, together with a described parcel which lot and described parcel when

BEGINNING at a monument in the Easterly side of Budd's Pond Road where
the division line of lots 10 and 11 as shown on said map intersects the said

�£ RUNNING THENCE South 870 14' 20" East 188 feet to the approximate high
water line of existing canal as shown on survey of Alden W. Young, dated March
6, 1970;
THENCE along said high water line on a tie line South 410 09' 10" West

THENCE South 520 04' West 86. 21 feet;
THENCE South 790 52' West 78. 94 feet;

C a THENCE along the division line of lots 11 and 12 as shown on said map,
North 10 45' 00" East 100 feet to a concrete monument in the Easterly side of
Budds Pond Road;
thence Northerly on a curve bearing to the left along said Easterly side of
Budd's Pond Road, which curve has a radius of 50 feet for a distance of 101. 37
feet to the point or place of BEGINNING.
rOGETIIER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the alcove described premises to the center lines thereof; TOGETHER with the appurtenances
rrl and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
M ITOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever,
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
n T oration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
N the same first to the payment of the cost of the improvement before using any part of the total of the same for
--f any other purpose.
