Poey; RUNNING THENCE Northerly along said land of Poey North 3 degrees 23 minutes 00 seconds East 256 feet to the mean highwater mark of Long Island Sound; RUNNING THENCE South 82 degrees 53 minutes East 66. 64 Feet along the mean highwater mark of Long Island Sound to a line ©d parallel with course one and distant Easterly therefrom when `\ measured at right angles thereto 66 1/2 feet; 110, THENCE RUNNING South 3 degrees 23 minutes 00 seconds West 256 feet to the Northerly side of Sound View Avenue ; and RUNNING THENCE North 82 degrees 53 minutes West along the Northerly side of Sound View Avenue 66.64 feet to the point or place of BEGINNING. BEING AND INTENDED TO BE the same premises conveyed to George Newman and Irving Newman in deed dated June 21 , 1963 and recorded June 25, 1963 in Liber 5368 page 153 Suffolk County clerk ' s Office. J 7( m' QI TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs Illo or successors and assigns of the party of the second part forever. A AND the party of the first part covenants that the party of the first part has not done or suffered any- thing whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement 1 and will apply the same first to the payment of the cost of the improvement before using any part of m the total of the same for any other purpose.
