party of the first part,and JOHN McCARVILL, residing at no number Private Road,

of way, leading southeasterly from Soundview Avenue, 423. 0 feet southeasterly
along said southwesterly line from said Soundview Avenue, said point of beginning

I being the easterly corner of land conveyed by William Clifford Manning and wife
LL t. to Bainard, from said point of beginning running across said 50 foot right of way,

I North 480 41' 20" East 50. 0 feet to other land of the party of the first part; thence
along said other land of the party of the first part, South 410 18' 40" East 288, 74
feet to an easement of the Long Island Lighting Company; thence along said ease-
ment South 530 41' 40" West 154. 94 feet; thence along land now or formerly of
Manning, North 410 18' 40" West 263. 43 feet to an iron pipe and said land of
Bainard; thence along said land, North 420 14' 10" West 105. 0 feet to the point
of beginning. Together with a right of way over said 50 foot right of way from
the northerly corner of the premises northwesterly about 423 feet to Soundview
Avenue.
�I BEING AND INTENDED TO BE4 one-half interest of the party of the first
i; part in and to premises above described, conveyed to the said party of the first
part by deed dated August 20, 1965 and recorded in Liber 5816 at page 556 in the
Suffolk County Clerk's Office on the 9th day of September, 1965.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
• HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
