residing at 211.3 Walnut Street, Baldwin, New York (Nassau County) ,
party of the first part, and EVELYN V. DELANEY, residing at

by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or

ALL that certain plot, piece or parcel of land, situate,
lying and being in Woc Bayview, Town of Southold, County of Suffolk, State
of New York, known and designated as and by Lot No. 40 on a certain
map entitled "Man of Terry Waters at Bayview, Town of Southold,
Suffolk County, N.Y. " and filed in the Office of the Clerk of the
County of Suffolk on December 29, 1958 as Map No. 2901.
TOGETHER with an easement for ingress and egress over and upon
Watersedge Way, Longview Lane and Rambler Road for their entire
distance as shown and laid out, 50 feet wide throughout, on said
above mentioned filed man.
RESERVING however to HELEN G. COCHRAN the title to the land in said
roads and the right to herself, her grantees and successors in inter-
est, to dedicate said roads as public roads, and to grant easements
therein, for the construction and maintenance of public utilities.
r^ TOGETHER WITH the right to use in common with other lot owners the
C'7 area known as Lot #8 and the area adjoining next southerly thereto
C7 to the extent of 80 feet, more or less, being the northerly 80 feet
of the parcel designated on said filed map as "Community Park and

TOGETHER WITH the right to use in common with other lot owners
( said right being only for the benefit of the above described
C_ premises ) for bathing and recreational purposes, the southerly
300 feet, more or less, of the parcel. designated on the above men-
tioned filed man as "Community Park and Beach (residents only) " .
Y RESERVING however to HELEN G. COCHRAN the right to change the
location of the northerly boundary thereof as hereinabove provided. _
