BETWEEN MARGERY D. BURNS, residing at Main Road (no number), Southold,
New York, and GOTTLIEB J. NICKLES, residing at 154 Sixth Street, Greenptdrt,

party of the first part, and JAMES DUBOVICK and BROOK DUBOVICK, his wife, both
residing at 4 Carmen Street, Hempstead, New York,

WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
v paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

from the corner formed by the intersection of said line with the westerly line of
Mechanic Street which point is the northerly or northeasterly corner of the pre-
mises herein described and the northwesterly corner of land now or formerly of
H. P. Terry; running thence along said land now or formerly of H. P. Terry,
South 32 degrees 22 minutes 00 seconds East, a distance of 150. 06 feet to land of
Southold Methodist Church; running thence partly along said land of Southold
Methodist Church and partly along land now or formerly of R. Hammell, South
59 degrees 26 minutes 00 seconds West a distance of 58. 68 feet; running thence
still along land now or formerly of R. Hammell, North 29 degrees 05 minutes
30 seconds West a distance, of 13. 95 feet to a point marked by a monument and
land of Southold Park District; running along said land of Southold Park District,
North 30 degrees 01 minutes 00 seconds West, a distance of 136. 05 feet to the
southerly line of Main Road; running thence along the southerly line of Main Road,
North 59 degrees 26 minutes 00 seconds East, a distance of 52. 30 feet to the
point or place of beginning.
BEING and intended to be the same premises conveyed to the parties of the
first part herein by deed dated September 20, 1968, and recorded in the Suffolk
County Clerk's Office on November 25, 1968, in I_ iber 6461 of deeds at page 569.
TOGET111E12 with all right, title and interest, if any, of the party of the first part in and to any streets and

the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
4 the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
