Northport, New York and LOUISE C . BRUENNER., residing at 110-30 197th
Street, Hollis , N.Y.
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
isuccessors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being inrphe• at Cedar Beech Park, -County of SUffOlk, and State
of New York, known and designated as Plot Number One Hundred Thirteen
(113) on a certain map entitled, "Subdivision Map Cedar Beach Park,
situate at Bayview, Town of Southold, New York, "surveyed and certi-
fied by Otto W. Van Tuyl, Engineer and Surveyor, and filed in the
office of the Clerk of the County of Suffolk as Map Number Ninety (90)
on the nineteenth day of December, nineteen hundred and twenty seven.
TOGETHER with an easement for ingress and egress over all streets,
roads, drives and lanes as laid down on said map; and also the right
of ingress and egress in and to any of the inlets, basins, or harbors,
on said map, and to moor a boat or boats in Cedar Beach Harbor.
TOGETHER with all the right, title, and interest of the Seller, if any,
in and to land in front of said premises under water in the Peconic
Bay, and all Seller 's riparian rights thereto.
SUBJECT to covenants and restrictions contained in all former deeds of
record.
Being the same premises conveyed to the grantor herein by deed dated
1 April 1, 1969 from Adolf F. Bruenner to the grantor, which deed was
duly recorded in the Office of the County Clerk, Suffolk County, on
April 4, 1969, in Liber 65290 Page 230.

'o TOGETHER with all right, tide and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and
M all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
C-7 premises herein granted unto the party of the second parr, the heirs or successors and assigns of the party of the

AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
Q the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the patty of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
(771 the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
