ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

Suffolk and State of New York, bounded and described as follows:
�. BEGINNING at a concrete monument set on the northerly side of the Indian
r CD Neck-Road distant 79.42 feet westerly from a concrete monument marking

r� l the southwesterly corner of premises conveyed by Edith Mitchill Prellwitz
to James P. Knowles and Anna D. Knowles, his wife, by deed dated June 5th,
1941, recorded June 17th, 1941 in Liber 2168 of deeds at page 515; thence
from said point of beginning running South 73 degrees, 29 minutes, 20
Q seconds West along the northerly side of Indian Neck Road 79.95 feet to
a monument and land now or formerly of Frank H. Isubbe; thence North 3 de-
grees, 48 minutes, 30 seconds East along the easterly line of said land
now or formerly of Frank H. Lubbe 449.64 feet to Richmond Creek, also
known as Hutchinson Creek; running thence Easterly along said Creek about
75 feet to the point of intersection of said Creek with a line drawn from
the point of beginning on a course North 3cbgrees, 48 minutes, 30 seconds.
East; and running thence South 3 degrees, 48 minutes, 30 seconds West
421.86 feet more or less to the point or place of beginning.
BEING AND INTENDED TO BE the premises conveyed to John S. Cruickshank by
deed of Edwin Mitchill Prellwitz dated December 18, 1946 and recorded in
Suf53k County Clerk' s Office in Liber 2671, Page 532.

roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances,

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
rn the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
