TOGETHER with a right, in common with others , to use, for purposes of

SUBJECT to easements , covenants, restrictions, reservations and con-
ditions of record, if any, and to the following restrictions and cov-
enants which shall attach to and run with the land and be binding on
the party of the second part, its successors and assigns until January
1, 2000:
■
1) That only one single family dwelling house for private residential
purposes, a private garage for family use and appropriate accessory s
buildings, such as a garden house, shall be built on the premises. No
trailers, tents , or camping shall be premitted and no. occupancy of any
such dwelling house shall be permitted until the same shall be com-
pletely finished.
2 ) That no building, structure or structures above or below the surface,
other than public utility pipes or lines , shall be erected, constructed,
or maintained a) within 30 feet of the rights of way or roads within
or adjacent to the premises , b)._ in excess of one and a half stories,
except that split-level houses shall be acceptable, or ( c) which shall,
if a dwelling. - cost less than 4,;200000. Any dwelling shall contain at
least 1,000 square feet on the ground floor. Buildings shall be con-
structed on closed foundations of poured concrete or concrete blocks.
All roofs shall be of the hip, gable, or pitch roof type construction a
and shall be of asbestos, cedar, or composition shingles. Except on
attached extensions or porches , no flat or lean-to roof shall be per-
mitted.
3 ) No trade, craft, business, manufacture, industry, commerce, or pro-
fession ( except the practice of dentistry and medicine) shall be eon-
ducted on the premises.
)1.) No nuisance or noises of any kind, unwholesome and offensive to the
neighborhood, shall be permitted to exist on the premises. -nor shall
any accumulation of rubbish, garbage, junk, or materials of any kind
be permitted to remain thereon. No advertising signs, billboards, or
other sign devices shall be permitted on the premises, excepting a
"For Sale" or "For Rent" sign of reasonable dimensions. The grass
shall be cut and the appearance of the premises kept in accordance
with the standards of the community. No outside clothes lines shall
be permitted except the circular umbrella type clothes dryer.
5) No fowl, poultry, animals , or livestock shall be kept on the pre-
mises except domestic household pets.
6 ) An adequate septic tank or cesspool shall be erected and maintained
to take care of sewage disposal of the dwelling erected on the pre-
irises and the same shall be of such design and construction as may be
approved by the Suffolk County Department of Health.
7) No sand, earth or sod shall be removed from the premises, or exca-
vation be allowed to remain open thereon, except as may be necessary
at such times as building or landscaping operations are in progress.
