marking the Southeast corner of premises about to be described; on the
cr' Southwest corner of lands now or formerly of Anthony G. Couloucoundis

G: RUNNING THENCE North 700 33 20" West 206.08' along the Northerly.
II side of Sound View Avenue to a monument and lands now or formerly of
Dorothy Thompson;
RUNNING THENCE North 030 50' 50" East 290 feet along last mentioned
lands to the ordinary high water mark of Long Island Sound;
X RUNNING THENCE on a tie-line course of South 640 24' East a distance
of 203. 92 feet to a point and the Westerly line of lands now or
formerly of Anthony G. Couloucoundis ;
n RUNNING THENCE South O1° 55' 00" West 270.00 feet along last mentioned
lands to the monument at point of beginning.
IL fie TOGETHER with all right, title, and interest of the first party, if
any, in and to lands under the water of Long Island Sound and the
waters under Long Island Sound adjoining the premises.

AND the party of the first part covenants that the party of the first part has not done or suffered anything `
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall he construed as if it read "parties" whenever the sense of this indenture so requires.
