WITNESSETH, that the party ofthe first part, in consideration ofTen D01lars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel ofland, with the buildings and improvements thereon erected, situate, lying
and being in the at Bayview, near Southold, in the Town of Southold, County of Suffolk and State of
New York, bounded and described as follows:
BEGINNING at a point on the northerly line of Main Bayview Road atthe southwesterly corner of land now or
formerly of Edson, from said point of beginning running along said northerly line of Main Bayview Road, North
60 degrees 02 minutes 40 seconds West 110.0 feet:
THENCE along land now or formeriy of Nidds, North 29 degrees 57 minutes 20 seconds East, 166.0 feet to an
iron pipe at the southwesterly corner of iand of now or formerly of Corrine Richards;
THENCE along said land now or formerly of Richards, South 60 degrees 02 minutes 40 seconds East, 110.0
feet to an iron pipe and said land now or formerly of Edson;
THENCE along said land now or formerly of Edson, South 29 degrees 57 minutes 20 seconds West, 166.0 feet
to the point of BEGINNING.
TOGETHER with the right to the use, in common with others, of a strip of land 50 feet in width as an easement
for ingress and egress to and from Corey Creek: said strip of iand being bounded on the North by Main Bayview
Road; on the East by land now or formerly of Edson; on the South by Corey Creek; and on the West by land
now or formerly of Toedter and Dickinson.
THE Grantors reserve unto themselves the right to the full use, control, income and possession of the property
for and during their natural lives.
BEING AND INTENDED TO BE the same premises as conveyed to the grantors by deed recorded in Liber
9910 page 500.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with'the appurtenances
and a1l the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party ofthe first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
frrst to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose.
The word "party" sha1l be construed as if it read "parties" whenever the sense of this indenture so requires.
