REASON FOR APPEAL
A Variance to Section 280A Subsection 3
A Variahce to the Zoning Ordinance
,s requested for the reason that: I wish to sell a lot of 90 ft frontage by 250 ft depth
to the adjoining property owner for use as a single lot. This lot is bounded Northerly
by So%md View Ave, Easterly by prospective purchaser, .Southerly By Town of Southold,
And westerly ~y lap~ of John and Joseph Terp.

REASON FOR APPEAL

1.: STRICT APPLICATION OF THE ORDINANCE would produce UNDUE HARDSHIP becau~:
This lot is now held in single and seperate ownership, but the prospective purchaser
wishes to maintain it as a single lot, and not as part of a common ownership.
It is impossible to enlarge this lot~ A sketch of this area is attached, further
information will be supplied at the requesb of the BSa~d. ~
2. The hardship creoted is UNIQUE and is not shared by all properties alike in the immediate
vicinity of this'property ~d in this use ~istrict because: The surounding area is uniqu~ to this lot
in that it abuts on a fill pit and is nearly opposite the Lake Lodge property.
3. The Variance would observe the spirit of the OrdinanCe ~nd'WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because: this land area has been laid out in 90 ft
lots since 1951 and partialy developed as such. ~his use will not in any way harm
the charicter of the neighborhood.

I am the owner of some property located on the ~South Si~§ of Sound
View Ave, Southol~. This proper~y consists of two lots which a~eon either side
of a lot owned by Mr. Spurway.
Mr Spurwa¥ is interested in purchasing these lots to add to his property,
but wishes to keep them as individual lots.
Can he purchase them as' seperate lots with the present 90 foot frontage
and 250 foot depth ?
Any information you.can give me on this will_be appreciated.
