THIS INDENTURE,made the 15th day of November nineteen hundred and fifty-One
1ETWEEN JOHN A. MCGEE, residing at 11 West 8th Street, Borough of
Manhattan, City, County and State of New York,
pattyofthefintpan,mad Arline A. McGee and John A. McGee, as joint
tenants with right of survivorship, residing at 11 West 8th
Street, Borough of Manhattan, City, County and State of New

WITNESSETH, that the party of the first part,in consideration of

their heirs, executors, administrators and assigns forever,
ALL that certain tract, plot or parcel of land, situate, lying and
being at Horton Point, Town of Southold, Suffolk County, New York,
BEGINNING at a atone monument, shown on a survey dated June 24, 1931
made by Otto Wells Van Tuyl, on the Northwesterly side of Sound View
Avenue at its intersection with the Northwesterly boundary of the
land of John A. McGee, formerly the land of the A. Case Estate, ex-
tending in a Northwesterly direction 185.201 N. 180 483 W. to a
point at the top of the Bluff, thence along the land of Simon F.
Peavey, Jr. in a Northeasterly direction to a point on Sound View
Avenue 201 North of said stone monument which marks the intersection
of the land of said John A. McGee with the Northwesterly side of
Sound View Avenue, thence in a Southwesterly direction to said stone
monument which marks the boundary of the land of John A. McGee with
its intersection on the Northwesterly side of Sound View Avenue;
said plot, piece or parcel of land being a gore triangular in shape,
the apex of which is on the Northwesterly boundary of the land of John.
A. McGee at its intersection with the Bluff, and the base of which
extends 20t on the Northwesterly side of Sound View Avenue; together
with all the right, title and interest of the party of the first part
to the road adjacent to and abutting said premises and known as Sound
View Avenue, subject to a first mortgage held by Southold Savings
Bank, Southold, New York; being the same premises conveyed to the
party of the first part by deed dated December 24, 1947 made by
Simon F. Peavey, Jr. and recorded in the office of the Clerk of
Suffolk County on April 7, 1948 in Liber 2813, Page 309.
ALL that certain lot, piece or parcel of land, situate, lying and
being in the Town of Southold, County of Suffolk, and State of New
York, and bounded and described as follows:
BEGINNING at a point at the ordinary high water mark of Long Island
Sound, which point marks the Northeasterly corner of the lands here-
inafter described and the Northwesterly corner of lands of John A.
McGee, running thence southerly and along the westerly line of said
lands of John A. McGee to a point formed by the intersection of
said westerly line of lands of John A. McGee and the notherly side
of Sound View Avenue; thence running westerly along the northerly
side of Sound View Avenue fifty feet to a point formed by the inter-
section of the said northerly side of Sound View Avenue and the
\ easterly line of lands of Rose Mazzarella; thence running nprtherly X -
