Dear Mr. Herbert:
We have reviewed your request for a circular driveway requiring an additional curb cut on Route 25.
As stated in our October 17, 1996 letter, the potential danger created by vehicles attempting to back
out onto Route 25 from your parcel would be mitigated by the construction of on-site turnaround
area used in conjunction with the existing curb cut.
The introduction of another conflict point on Route 25 in this busy business district of Mattituck
would not be prudent.

Dear Valerie,
I met with both Town building inspectors, John Boufis and Gary
Fish to review the on-site parking including handicap accessibility.
As noted on the survey, there will be ample parking for four vehicles
in the rear of the property and along side of the garage, plus a handi-
cap parking space allocated to the west side of the building adjoining
a cement patio with safe and easy access into the building through the
rear entrance. The driveway area around the handicap parking space
will be a compacted surface area with enough area for other vehicles
to pass freely.
If you have no objections to these plans, I would like to proceed
with this work as early as possible while the weather permits. I would
very much appreciate if you would call me should there be any questions
or concern for further review. Thank you and,

Dear Mr. Herbert,
Thank you for your letter of October 18, 1996.
You need to show the parking calculations on the survey. The total
number of square feet of office space divided by one hundred; eg. 500
square feet of office space divided by one hundred = 5 spaces required.
One of the spaces must be thirteen feet wide by twenty feet long and have
a compacted surface path to the office entrance for wheel chairs.
The individual ten by twenty foot parking spaces and the handicapped
space must be shown on the survey.
If you have any questions, or require additional assistance, please

Dear Mr. Herbert:
Your request for a circular driveway requiring an additional curb cut on Route 25 at the above
referenced location has been carefully considered.
Sound traffic engineering practices attempt to limit conflict points along arterial highways such as
Route 25.
Since this parcel already has an existing curb cut, the site should be developed using the existing
curb cut in conjunction with an on-site turnaround area so that vehicles do not have to back out onto
Route 25.

Enclosed please find an updated survey of the Main Road, Mattituck
property where I will be relocating my Real Estate office. My intentions
are to go forth with what I presented at the Planning Board meeting,
whereby converting the rear yard area and the area along side of the
garage for parking and car turn-a-round. There will be ample parking
for atleast four cars on the premises not including parking along Rt. 25.
To keep with the integrity of the property and to maintain the his-
torical status with the least amount of commercialization, I would like
to surface the entire driveway and rear parking area in a granular blue
stone gravel. The walkway to the front entrance will be surfaced with
slate wide enough to provide safe and easy access to the main entrance.
I would like to proceed with this shortly while the weather con-
ditions are favorable enough to insure successful completion of this pro-
ject.
Please present this to Mr. Ward and the members of the Board and
notify me if you find any objections to this proposal as I am anxious to
proceed with this undertaking. Thank you and,

I am in receipt of your letter of June 18, 1996. I realize
that I failed to clarify precisely the area on the main level that
I would be utilizing as office area. !n the drawing of the floor
plan, the east parlor would be a seating room and the west parlor
would be the reception area. The room in the rear would be the
area that I would occupy and use as my office space. This space
measures approximately 9' x 26', a total of 234 sq. feet. Since
I work primarily by myself, I feel that the parking area in the rear
of the property and along the length of the driveway would be suff-
icient with the flow of traffice that my business produces. Supple-
mented by the State approved street parking, this would provide safe-
ly for any additional parking that might be necessary as the need
arises. Please review my plans once again and let me know if there
is any further information which I can provide you with. Thank you
for your time..
