WITNESSETH, that the party of the first part, in consideration orten dollars and other valuable consideration paid

BEGINNING at a point formed by the intersection of the northerly line
of the property of the party of the first part (which property is located
on Youngs Avenue, adjoining park property of the Town of Southold) with
the easterly side of Youngs Avenue;
RUNNING THENCE along said northerly line of the property of the party of
the first part to a point, which point is 60 feet distant from the east-
erly side of Youngs Avenue;
THENCE running in a southerly direction through the property of the
party of the first part and paraliel to the easterly side of Youngs Avenw:
to a point formed by the intersection of the said line with the southerly
boundary line of the property of the first part;
THENCE in a westerly direction along the southerly boundary line of the
property of the party of the first part to the easterly side of Youngs
Avenue;
THENCE in a general northerly direction along the easterly side of Youngs
Avenue to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the Grantors by
deed made by Eugene L. Lehr and recorded November 6, 1989 in Liber 10961
cp 295.
TOGETHER with all right, title and interest, if any, of the party of the lirst part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the-appurtenances and all the
estate and rights orthe party orthe lirst part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party orthe second part, the heirs or successors and assigns ofthe party ofthe second part forever.
ANI> the party of the lirst part, in compliance with Section 13 ofthe Lien Law, covenants that the party of the lirst
part will receive the consideration for this conveyance and will hold the right to reeeive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same lirstto the
payment of the cost ofthe improvement before using any pa.rt of the total ofthe same for any other purpose,
ANI> the party of the lirst part covenants as follows: that said party of the first part is seized orthe said premises in
fee simple, and has good right to convey the same; that the party of the second part shall quietly enjoy the said
premises; that the said premises are free from incumbrances, except as aforesaid; that the party of the lirst part will
execute or procure any further necessary assurance of the title 10 said premises; and that said party of the lirst part
will forever warrant the title to said premises,
