THIS INDENTURE, made the 20th day of December nineteen hundred and seventy-three
BETWEEN RAYMOND WALICKI and ALFREDA WALICKI , his wife, both
residing at North Bayview Road and Jacobs Lane, Southold, New York
party of the first part, and JAMES S . SELLARS and JOSEPHINE SELLARS , his wife,
both residing at 169 Rose Lane, New Hyde Park, New York
party of the second part,
WITNESSETH,that the party of thefirst part,in consideration of Ten Dollars and other valuable consideration

paid by the party of the second pahereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improveeents thereon erected. situate,
lying and being in the Town of Southold, County of Suffolk and State of
New York, known and designated as and by Lot No. 18 on a certain map
entitled, "Map of Leeward Acres at Bayview" , which map was filed in
the Office of the Clerk of the County of Suffolk on the 4th day of
June, 1971, as and by Map No. 5599, which said lot is more particular-
ly bounded and described as follows :
^� BEGINNING at the corner formed by the intersection of the south-
westerly side of North Bayview Road and the eastdrly side of Jacob's
Lane ;
RUNNING THENCE South 73 degrees 20 minutes 30 seconds East, along the
southwesterly side of North Bayview Road, 190.00 feet;
THENCE South 16 degrees 39 minutes 30 seconds West, 269.27 feet;
THENCE North 61 degrees 23 minutes 30 seconds West, 241. 63 feet to the
easterly side of Jacob 's Lane;
tL THENCE North 28 degrees 36 minutes 30 seconds East, along the easter-
ly side of Jacob' s Lane, 224.10 feet to the point or place of BEGINNING.
EXCEPTING therefrom, any land, taken by the Town of Southold for the
widening of Jacob 's Lane.
Subject .to Declaration of Covenants and Restrictions filed in the
Office of the Clerk of the County of Suffolk in Liber 6945 Page 146.
Parties of the first part herein as the same persons named as grantees
in deed from LEEWARD ACRES AT BAYVIEW, INC. , dated 9/14/71 recorded on
9/29/71 in Liber 7016 Page 393 of deeds in Suffolk County Clerk's
Office.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the app
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AN
HOLD the premises herein granted unto the party of the second part, the heirs or euocessors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lim Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same_for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so require.
IN WITNESS WHEREOF,the party of the first part has duly executed this deed the day and year first above
written.
