Witnesseth, that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid by
the party of the second part, does hereby grant and release unto the party of the second part,the heirs or successors
and assigns of the party of the second part forever,
All that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,situate,lying and
being imcox at Bayview, near Southold, Town of Southold, County of
Suffolk and State of New York, bounded and described as follows :
x j BEGINNING at a point on the Easterly line of a proposed 50 foot
t-{ highway to be known as "Colonial Road" 75.0 feet Northerly along
said Easterly line from its intersection with the Southerly line
of a proposed 50 foot highway to be known as "Ed' s Road" , said
Easterly line being parallel to and 100 feet Westerly from the
Westerly boundary (or its extension) Southerly line being parallel i
to and 332 feet Northerly from the Northerly line of Main Bayview
i Road, said point of beginning being the Northwesterly corner of
Jones, from said point of beginning; RUNNING THENCE along said
Easterly line of "Colonial Road" Borth 280 41' 30" East, a distance
of 110. 0 feet; THENCE along land of Edward Nidds, South 610 18 ' 30"
East, a distance of 183. 56 feet to land of Dickerson; THENCE along
said land of Dickerson, South 310 22 ' 20" West a distance of
110. 12 feet to said land of Jones ; THENCE along said land of Jones,
North 610 18 ' 30" West a distance of 178.41 feet to the point of
BEGINNING.
BEING AND INTENDING TO BE the same property conveyed to the party
of the first part by deed dated October 31, 1968 and recorded on
November 1, 1968, in the office of the Clerk of Suffolk County in
Liber 6448 of conveyances at page 13. TOGETHER with a right of way over
said "Colonial Road" and said "Ed' s Road" and also over the proposed 50
ft. highways to be known as "Summit Road" , "Liberty Lane" , "Columbia Road"
and "Victoria Drive TOGETHER with the right to use, in common with
others, of a strip of land 50 ft. in width as an easement to Corey Creek,
said strip of land being bounded on the east by land of Edson & on the
west by land of Toedter & Dickerson, TOGETHER with a right of way fifty
(50) ft, in width running from the northwesterly corner of the premises
conveyed herein in a general southerly then westerly, then southerly
direction to Bayview Road.
Together with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; Together with the appurtenances and all the estate and
rights of the party of the first part in and to said premises;To Have And To Hold the premises herein granted unto the
party of the second part,the heirs or successors and assigns of the party of the second part forever.
And the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have Leen encumbered in any way whatever,except as aforesaid.
And the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the pay-
ment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party"shall be construed as if it read "parties"whenever the sense of this indenture so requires.
In Witness Whereof, the party of the first part has duly executed this deed the day and year first above written.
