WITNESSETH, that the party of the first part, In consideration of Zero and 00/100 -($0.00)-----Mdollars
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the paRy of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon emctad, situate, lying
and being at Fishers Island, Town of Southold, County of Suffolk and State of New York, being more particularly
hounded and desaibed as set forth on Schedule A hereto.
BEING AND INTENDED TO BE the same i~remises conveyed to the party of the first part by deed, dated August
29, 2003 and recorded In the Office of the Suffolk County Clerk on September 10, 2003 In Uber 12271 page 256.
SUBJECT TO certain resawetions contained in a deed recorded August 13, lg04 in Uber 554 page 525.
TOGETHER with all right, title and interest, it; any. of the party of the first part in and to any streets and roads
abuffing the above described premises to the center lines thereof. TOGETHER with the appurtenances and all
the estate and dghts of the party of the first par[ in and to said pmmisas; TO HAVE AND TO HOLD the promises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second
part forever.
AND the party of the first part cevenants that the party of the first part has not done or suffered anything whereby
the said p .mmises have been encumbered in any way whataver, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Men Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the rtgnt to receive such consideration as a
trust fdnd to be apl:~e.d fL, st for the purpose of paying the cost of the improvement and will apply the same find
to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be censtmed as if it mad 'padies' whenever the sense of this indenture so
requires.

All that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Fishers Island, Town of Southold, County of Suffolk
and State of New York, bounded and described as follows:
BEGINNING at a monument set in the northeasterly line of Equestrian Avenue, said
monument being 911.93 feet North of a point which is 4537.75 feet West of another
monument marking the United States Coast and Geodetic Survey Triangulation Station
"PROS'; and
RUNNING THENCE North 44 degrees 16 minutes 46 seconds East, 89.87 feet to a
monument;
THENCE North 51 degrees 07 minutes 00 seconds East, 25.09 feet to a monument;
THENCE North 80 degrees 55 minutes 00 seconds East, 258.35 feet to a point at the
shore of Little Hay Harbor, the last three lines abutting southeasterly on land formedy of
Anne Hyde Patterson;
THENCE in a no~he, astedy direction, following the shore at high water taking in all that
portion of land which was formerly an island, which is now connected with the mainland
by a narrow neck of land, around said former island and then in a southerly direction a
total of 1490 feet, more or less, to a point at land formerly of A. John Gada;
THENCE South 08 degrees 38 minutes 20 seconds East, 172 feet, more or less, to a point;
THENCE South 45 degrees 11 minutes 20 seconds West, 148.79 feet to a point in said
northeasterly line of Equestrian Avenue, the last two lines abutting westerly and
northwesterly on said land formerly of Gada;
THENCE South 32 degrees 24 minutes 00 seconds East, 66.40 feet along said
northeasterly line of Equestrian Avenue to the monument at the point of BEGINNING.
