That the party of the test part, in consideration of Ten Dollars ($10.00) and other
valuable consideration paid by the party of the second part, dots hereby grant and release
unto the party of the second part, the heirs or successors and assigns of the party of the

ALL that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being

TOGETHER with all right, title and interest, i f any, of tFic party of the first part in
and to any streets and roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the
first part in and to said premises;
i TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
BEING AND INTENDED TO BE the same premises conveyed to the party of the
first part herein by decd dated 3112/99 recorded on 4/22/99 in Liber 11958 Page 813 made
by Christine A. Schroeder and Todd V. Schroeder.
AND the party of the first part covenants that the party of the first part has not done
or suffered anything whereby the said premises have been encumbered in any way whatever,
except as aforesaid.
AND the parry of the first part, in compliance with Section 13 of the Lien Law,
covenants that the parry of the first part will receive the consideration for this conveyance
~ and will hold the right to receive such consideration as a trust fund to be applied first for the
i purpose of paying the cost of the improvement and will apply the same first to the payment
of the cast of the improvement before using any part of the total of the same for any other
i purpose.
The word "party" shall be construed as if it read "parries" whenever the sense of this
indenture so requires.

ALL that certain plot, piece or parcel of land, situate, lying and being in the Town

BEGINNING at a point on the southerly side of Birch Lane, said point being the

concrete monument and the division line between Lots 14 and 13 as shown on
the above mentioned map;
THENCE along said last mentioned division Ilne, North 03 degrees 07 minutes
00 seconds East, 267.28 feet to the southerly side of Birch Lane;
THENCE easterly along the southerly sloe of Birch Lane, abng the arc of a curve
bearing to the left, having a radius of 140.00 feet, a distance of 100.00 feet to the
