Town of Southold, County of Suffolk and State of New York, and described as follows:
BEGINNING at a point on the northerly side of North Cross Road which point is marked by a
monument which is distant 150 feet easterly from the comer formed by the intersection of
the easterly side of West Creek Avenue and the northerly side of North Cross Road, which
beginning point is also the point where the easterly line of land of Seltzer (formerly Fagan)
intersects said northerly side of North Cress Road; running thence along said land of Seltzer
North 3 degrees 56 minutes 20 seconds West 220 feet to a monument and land of Beebe;
running thqnce along said land of Beebe, North 63 degrees 10 minutes 30 seconds East
55.38 feet t'o a monument and other land of Seltzer (formerly Fleet Estate) thence along
said land South 21 degrees 00 minutes 20 seconds East 252.66 feet to a monument on the
northerly side of North Cross Road; thence along said northerly side of North Cross Road.
South 86 degrees 03 minutes 40 seconds West 125.15 feet to the point or place of
BEGINNING.
SUBJECT to covenants, restrictions, reservations and agreements as set forth in Liber
4637, page 550.
SAID PREMISES being known as no # North Cress Road. Cutchogue, NY 11935
Reserving to Jennie Pawtuc, zyk a life estate in the premises.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed
dated October 5, 1973 and recorded in the office of the Clerk of the County of Suffolk on October 25,
1973 in Liber 7517 page 237.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of t~e party of the first part in and to said premises; TO HAVE AND TO HOLD the
)ramises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not clone or sulferecl any~ing
whereby the said premises have been encumbered in any way whalever, except es aforesaid.
AND the party of the first part. in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpo_~e of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word 'party' shall be construed as if it reacl 'par'des" when ever the sense of this indenture so
