dated'March 18, 19277 and filed in the office of the Clerk of
Suffolk County on May 10, 1927, as Map No. 834, said parcel being
bounded NORTHERLY by Lot #71, WESTERLY by a portion of the easterly
boundary of Lots #60 and #61, SOUTHERLY by the northerly boundary
of the SOUTHERLY sixty-seven and one-half feet (67-1/2') of Lot
#73 and EASTERLY by Old Shipyard Road, being one hundred and fifty
feet (150') on the northerly boundary, sixty-seven and one-half
feet (67-1/2') on the westerly boundary, one hundred and fifty feet
