Architect/Owner shall obtain the Building Permit. Contractor shall obtain all other approvals as required. 2. The General Contractor shall furnish, erect and maintain in safe condition all exterior and interior staging and scaffolding required for his own use and for the use of all Subcontractors on the property except as may otherwise be specifically provided for in any of the trade sections of this specification. Such staging and scaffolding shall comply in all respects to all applicable federal, state and local laws, ordinances, codes, safety rules and regulations. 3. Contractor shall carry Builders Risk Insurance in the amount of 100%of the value of the worts in place, Workmen's Compensation Insurance in amounts required by law and Public Liability Insurance at the rate of no less than$1,000,000/2,000,000 Bodily& Personal Injury per person/per occurrence. 4. All work shall comply with local and state codes. 5 Before ordering any materials or doing any work, the General Contractor or Subcontractors shall verify all measurements at the building and shall be responsible for their correctness. No extra charge or compensation will be allowed because of differences between actual dimensions and measurements indicated on the drawings. 6. All manufactured articles, materials and equipment shall be installed in accordance with the manufacturer's written or printed directions and instructions unless otherwise indicated in the contract documents. 7. The Mechanical and Electrical drawings are diagrammatic only and are not intended to show the exact physical locations or configurations of work. Such work shall be installed to clear all obstructions, permit proper clearances for the work of other trades, and present an orderly appearance where exposed. Exact locations of fixtures and outlets shall be verified with the Architect before the work is roughed in. The Contractor shall be responsible for the complete coordination of mechanical and electrical work. 8. In all cases in which a manufacturer's name or trade name is used in connection with materials to be furnished under this contract,the Contractor shall fumish same unless a request for a substitute from the Contractor has been approved in writing by the Owner. When requesting a substitute, it is the responsibility of the Contractor to submit to the Owner and Architect sufficient information which shows the substitution to be of equal or superior quality. 9. The Contractor shall fully guarantee for one year his worts and the work of his Subcontractors. The Contractor shall procure and deliver to the Owners, no later than 45 days after the date of substantial completion, all special warranties and Manufacturers literature on equipment. 10. The Contractor shall fully guarantee his work to be free of leaks or water intrusion for a period of 3 years from the date of completion. Curtin Residence 4 5/7/02 SECTION 01000 GENERAL CONDITIONS (CONTINUED) 11. The Contractor shall keep the premises free from accumulation of waste materials or rubbish. At the completion of the work, he shall remove all his tools, scaffolding and surplus materials and shall completely clean the premises, removing and disposing of all debris and rubbish and cleaning all stains, spots, marks, dirt, mortar smears, plaster smears, paint smears, caulking smears and other foreign materials from exposed surfaces inside and outside the new construction. The Contractor shall present the building to the Owner for acceptance clean and ready for occupancy. 12. The Contractor has represented and agrees that until completion of this project, he personally will work substantially full time at the job site and will not undertake any other construction projects that would interfere with this obligation. 13. Drawings are not to be scaled. Use written dimensions. Dimensions are taken from face of stud or face of concrete unless otherwise noted. 14. Contractor shall comply with all OSHA requirements during the entire construction process. 15. All angles are to be 90 degrees or 45 degrees unless otherwise noted. 16. Provide all necessary fire protection and ventilation for all HVAC equipment, appliances, etc. 17. All exterior horizontal surfaces,walks, terraces,window sills, etc. shall slope 1/8" per foot to draw water away from the building. 18. Contractor shall verify soil bearing capacity per structural design load requirements. 19. Contractor shall be responsible to contact the Architect for any clarification drawings or information needed, 2 weeks prior to construction or ordering of materials of the same. 20. Obtain utility company permits as required prior to any excavation or construction. 21. Contractor shall take all necessary provisions to protect materials from damage, theft, water damage, etc. Curtin Residence 5 5/7/02 SECTION 02000 SITE WORK 1. GENERAL A. It is understood that certain shrubs and other vegetation will be disturbed with the execution of this work. Prior to the beginning of this work the contractor will review specifically with the client which areas will be disturbed and which trees must be removed. B. Layout of all structures shall be performed by a licensed surveyor at the expense of the Contractor. C. Install protective barricades of sufficient strength to last the duration of the job around all trees and bushes to remain within the construction area. D. Strip topsoil to whatever depths encountered and in such manner as to prevent intermingling with the under-lying subsoil or other objectionable material. Remove leafy growths of grass and other vegetation from areas before stripping. Where trees are indicated to be left standing, stop topsoil stripping a sufficient distance from such trees to prevent damage to the main root system. E. Stockpile topsoil in storage piles. Construct storage piles to freely drain surface water. Cover storage piles, if required, to prevent windblown dust and severe erosion. F. All waste materials and unsuitable rubble shall be removed from the Owner's property and legally disposed of. Burning of combustible, cleared and grubbed material, or any other waste is not permitted on the Owner's property. G. Shape the surface of areas under walks, pavement and areas to receive topsoil to the required sub grade elevation. Compact as required and leave free from irregular surface changes. Grade to prevent surface ponding of water after rains. Fill low areas resulting from removal of unsatisfactory soil materials, obstructions, etc. using satisfactory soil material. H. All existing utilities shall be verified for service, size, invert elevations, location etc. prior to new connections. No claim for extra compensation will be recognized if difficulties are encountered which an examination of site conditions and contract documents prior to executing the contract would have revealed. I. Provide all excavations required for the construction of footings, foundation walls, and floor slabs required as per the construction documents. Backfill with material of sufficient porosity to provide for proper drainage around foundation. J. Foundation walls shall be adequately braced before backfilling. Provide any shoring of excavation walls which may be required for safe execution of foundation work. Curtin Residence 6 5/7/02 SECTION 03000 CONCRETE 1. GENERAL A. Furnish and install all poured in place concrete as shown on drawings or specified herein. 2. MATERIALS A. Portland Cement-ASTM CISO type 1 or 2 low alkali, standard gray color and shall be of the same brand for all concrete work. Cement shall be designed to reset sulfate in soil. B. Water shall be clean and free from organic and other deleterious materials. C.Anchor bolts in concrete shall be 1/2"diameter @ 4'-0"o.c. x 1'-0"or as noted. D. All reinforcing bars shall conform to ASTM spec(A625)deformed bars with a minimum yield stress 40,000 psi welded wire fabric shall be 6"x 6', 10/10 conforming to ASTM spec(185) unless otherwise noted. 3. INSTALLATION A. No concrete work shall be done during temperatures of 40 degrees Fahrenheit and falling, or on frozen ground. B. All cast in place concrete work shall have a compressive strength of not less than 3000 psi at 28 days. C. Poured footings shall be on undisturbed soil. D.All concrete form work shall be adequately tied together and braced to form true lines, square comers, and plumb walls. E. Concrete slabs shall be poured on compacted materials. Slab surfaces shall be smooth and level or shall have a smooth even slope to floor drains when required. F. All bottoms of exterior footings shall be a minimum of 3'-0" below finished grade. Curtin Residence 7 5/7/02 SECTION 04000 MASONRY 1. GENERAL A. Construct all masonry work required to complete the work as indicated on the drawings and details. 2. MATERIALS A. Concrete masonry units for general construction shall comply with ASTM C90 hollow core load bearing, Grad N, Type 1. B. All units shall be nominal 8 x 16 except as otherwise indicated. Provide soaps, bond beams and other shapes as required of the same type as the basic wall construction. C. Units shall be of the same color and texture throughout the work. D. Mortar shall be freshly prepared and uniformly mixed in ratio by volumes of 1 part masonry cement to 2 1/4-3 parts sand. It shall have a maximum air content of 12%and shall include a waterproofing compound (Sonnebom"Hydrocide Powder", Pardee "Drycrete", or MasterBuilders"Omicron") in proportions as recommended by the manufacturer. E. Mortar shall be standard gray in color for concrete masonry units. 3. INSTALLATION A. No work shall be done subject to freezing conditions. B. Horizontal reinforcing and all necessary ties to be used as required. The system will reuse the existing boiler, Contractor to verify capacity and include any required upgrades or supplemental equipment.
