lying and being kDdac at Pine Neck, in the village and Town of Southold,
County of Suffolk and State of New York, and being more particularly
bounded and described as follows:
BEGINNING at a concrete monument set on the northerly line of a 50
foot private road 250.72 feet easterly along said line from the
easterly line of Oak Lawn Avenue; running thence along other land
of Teunis S. Bergen and Norman N. Bergen, three courses, as follows:
1. North 7 degrees 18 minutes East 105.0 feet to a concrete
monument; thence
2. Parallel to said northerly line of said private road, North
74 degrees 15 minutes East 20.52 feet to a point; thence
3. North 7 degrees 18 minutes East 100 feet, more or less, to
Jockey Creek;
thence easterly along said Jockey Creek 45 feet or more to land
conveyed to William Moffat; thence along said other land conveyed to
�l William Moffat, South 7 degrees 18 minutes West 177 feet, more or less,
to a concrete monument on said northerly line of private road; thence
along said line of said private road, two courses, as follows:
1. North 82 degrees 42 minutes West 5.0 feet to an iron pipe; thence
2. South 74 degrees 15 minutes West 64.0 feet to the point of
BEGINNING.
TOGETHER WITH all the right, title and interest of the grantors of,
in and to Jockey Creek lying in front of and adjacent to said premises tt
and to the lands under the waters of said Jockey Creek. 1
TOGETHER WITH a right of way for ingress and egress to Jockey Creek,
Oaklawn Avenue and Pine Neck Road over an existing 50 foot right of
way hereinabove mentioned and extending to Oaklawn Avenue, Pine Neck
Road and Jockey Creek.

repassing between the right of way running from Jockey Creek to Pine
