THIS INDENTURE,made the Y 18th da of January nineteen hundred and seventy—four
BETWEEN CLEMENT S. BAYLIS AND HARRIET R. BAYLIS, his wife , both
residing at Hickgry Avenue , Southold, County of Suffok and State
of New York AT--
party of the first part, and FRANKLIN J. WANSER AND SUE WANSER, his wife, both
residing at 140 River Road, Great River, County of Suffolk and State

WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable con-
sideration paid by the party of the second part, does hereby grant and release unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situ-
ate, lying and being in the Town of Southold, Suffolk County, New York, known
and designated as and by the Plots Nos. 59, 60, 61 and 62 on a
certain map entitled "Map of Goose Bay Estates" , in the Town of
Southold, Suffolk County, New York, said map being made by Lewis
N. Waters, L.S. , of Oyster Bay, Long Island, New York, dated
September 129 1934, and filed in the Office of the Clerk of the
County of Suffolk on the 13th day of November 1934, as and by
the Map No. 1176.
BEING AND INTENDED to be the same premises conveyed to the party
of the first part by deed dated 7/30/71 and recorded in the Office
of the Clerk of the County of Suffolk on 8/3/71 in Liber 6978
Page 256.
SUBJECT to any state of facts an accurate survey may show.
SUBJECT to covenants, restrictions , reservations and easements
of record.
SUBJECT to a first mortgage now a lien on said premises held by
the Southold Savings Bank, recorded in the office of the Clerk
of the County of Suffolk in Liber 6102 Page 585 now reduced to
the sum of $14,141.65.

TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets
1 and roads abutting the above-described premises to the center lines thereof; TOGETHER'with the appur-
tenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND
TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns
of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such con-
sideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the
same for any other purpose.
The word "party"shall be construed as if it read "parties' whenever the sense of this indenture so requires.
