THIS INDENTURE, made the day of January nineteen hundred and seventy-four,
BETWEEN ROSE BERRYMAN, residing at Sound View Avenue, Southold, New
York 11971,
party of the first part, and JOHN H. TOTTER and MURIEL G. TOTTER, his ;wife, both
residing at Highland Avenue, St. James, New York 11780,

by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being Xm= at Pine Neck, near Southold, in the Town of Southold,
County of Suffolk and State of New York, known and designated as Lot
No. 20 on a certain map entitled "Map of. Southwood, Lots Nos . 1-53,
inclusive" made from actual survey completed October 1, 1953, by Otto
W. Van Tuyl & Son, Licensed Land Surveyors, Greenport, New York, and
which said map was filed in the Suffolk County Clerk's Office on
November 24, 1953, as Map No. 2141 Abstract No. 2249 which said lot
is more particularly bounded and described as follows :
Beginning at a monument on the Easterly side of Crittents Lane
where the division line between Lots 20 & 21 as shown on the
above mentioned map intersects the Easterly side of Critten' s Lane;
Running thence along the above mentioned division line North 51
degrees 39 minutes 00 seconds East 155.59 feet to a monument and the
Southwesterly line of lands now or formerly of Simmons;
Thence along lands last above mentioned South 47 degrees 07 minutes
00 seconds East 130. 00 feet to the Northwesterly side of Beachwood '
Lane;
Thence along the Northwesterly side of Beachwood Lane South 42 de-
grees 53 minutes 00 seconds West 140. 04 feet to .the Northerly side
of Beachwood Lane;
Thence along the Northerly and Northeasterly side of Beachwood Lane
and -partially along the Easterly side of Critten' s Lane (where
Beachwood Lane extended Northerly becomes Crittents Lane) , along the
are of a curve bearing to the right, having s radius of 146.0 feet,
a distance of 162.57 feet to the monument at the Easterly aide of
Critten' s Lane, the point or place of Beginning.

Being and intended to be the same premises conveyed to the party of
the first part by deed dated November 13, 1970, made by Joseph A.
Krupski, Jr. , and recorded on December 2, 1970 in Liber 6848 at page
477.
The party of the second part has simultaneously herewith executed
and delivered a purchase money mortgage in the sum of $ 5,000.00
intended to be recorded simulteneously herewith.
