REINHARDT, his wife, residing at Reydon Shores (no number) , Southold, New York, d party of the second part, WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration t paid by the party of the second part,does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, situate, lying and being at Southold, in the Town of Southold, County of ufolk and State of New York, bounded and described as follows: ' BEGINNING at an iron pipe on the easterly side of Cedar Avenue distant 168 feet northerly, when measured along the easterly side of Cedar Avenue, from the corner formed by the intersection of the easterly side of Cedar Avenue with the northerly side of North Bayview Road, (a/k/a North Road); running thence North 29 degrees 05 minutes 00 seconds East along the easterly side of Cedar Avenue, 116 feet to a monument and land now or formerly of Kant (formerly of Goubeaud); thence South 73 degrees 05 minutes 50 seconds East along said last mentioned land 180 feet to a monument and land now or formerly of Ringold; thence South 16 degrees 55 minutes 10 seconds West along said last mentioned land, 121 feet to an iron pipe and land now or formerly of Markov; thence North70 degrees 57 minutes 50 seconds West along said last mentioned land: 204.60 feet to the iron pipe on the easterly side of Cedar Avenue at the point or place of BEGINNING. SUBJECT TO Covenants and restrictions as set forth in Liber 6914 of Deeds at page 74 BEING AND INTENDED TO BE the same premises conveyed to the patty of the first part by Deed dated March 17, 1971, recorded April 16, 1971 in the Suffolk County Clerk' s Office in Liber 6916 of Deeds at page 74. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
