1 •QI WITNESSETH, that the party of the first part,in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part,the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected; situate,
lying and being kDdm at Southold, in the Town of Southold, County of Suffolk and
State of New York, more particularly bounded and described as follows:
Beginning at a point on the Easterly side of Hobart Road said point being
distant 169.48 feet Northerly from the corner formed by,the intersection of the
Easterl y side of Hobart Road with the Northerly side of Korn Road;
Running Thence from said point of beginning along the Easterly\side of
Hobart Road North 25 degrees 55 minutes 00 seconds West 175 feet to land now
or formerly of Mullen;
Thence along said land North 86 degrees 55 minutes 00 Seconds East 174. 19
feet to land now or formerly of Zebroski;
Thence alopg said land and land now or formerly of North Fork Bank and
Trust Company the following 2 courses and distances:
(1) South 15 degrees 03 minutes 20 seconds East 20. 99 feet;
(2) South 16 degrees 01 minute 10 seconds East 88, 11 feet to land,now or
formerly of Price;
Thence along said land South 64 degrees 05 minutes 00 seconds West 141. 41
feet to the Easterly side of Hobart Road the point or place of beginning,

BEING AND INTENDED TO BEAthe same premises conveyed to Richard
F. Mullen, Jr. by Robert D. Swezey by deed dated May 4, 1973 recorded
May 15,1973 in the Office of the Clerk of the County of Suffolk in
Liber 7398 of deeds at page 342. o-
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same fora
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
