�v I WITNESSETH,that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected situate,

and State -of 11ow York, knownanddesignated as Lot Number 35(Thirty
a Five) , on a certain map entitle "Map No. 2 of Peconic Shores,
.4 Peconic.L.I.Now York, property of B.B.Bailey and C.H.Baileyn,
0D.R.Yeung, Surveyor, Riverhead,New York, and filed in the Suffolk
U. County Clerk' s office on Sertambor 15,1930, as IJlap No.654.
Subject to any state of facts an accurate survey may show,
3, provided same does not render the title thereto unmarketable.
Subject to the zoning laws and building restrictions of the Town
f Southold, and any and all covenants, easements, restrictions,
and reservations contained in former deeds of record still in
effect, if any.
Together with the right to the use, in common with others;of the
13 foot right of way as shown on said map, extending from the
un northerly terminus of huntinfTton Blbd, northerly to Long Island
to Sound.
Being and intended to be the same premises conveyed to the sellers
, herein by a deed from Millie F.Bai.ley dated December 10,1954 and
recorded in the office of the Suffolk County Clerk on April 11,
1955 in Liber 3866 page 409.
That the grantors herein are the same Persons as the grantees in
the deed from Millie F.Baile,y dated 12/10/1954 and recorded
April 11,1955 in the Suffolk County Clerkts office in Liber
3866 Page 4n9.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
II AND the party of the first part covenants that the party of the first part has not done or suffered anything
_ whereby the said premises have been encumbered in any way whatever, except as aforesaid.
II AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
