and described as follows :
BEGINNING at a point on the easterly side of a fifty-foot private
road at the southwesterly corner of the premises herein described and
the northwesterly corner of land formerly of Silas A. H. Dayton and
running thence North 7 degrees 17 minutes 30 seconds East approximately
218 feet to high water mark of Jockey Creek, running thence easterly
along high water mark of Jockey Creek, fifty feet, more or less to
land now or formerly of Everett T. Goldsmith and wife; running thence
South 7 degrees 17 minutes 30 seconds West along said land now or
formerly of Everett T. Goldsmith and wife, approximately 218 feet to
land formerly of Silas A. H. Dayton, running thence in a westerly
direction along said land formerly of Dayton, a distance of fifty feet
to the point or place of beginning.
PARCEL II :
ALL that certain plot, piece or parcel of vacant land, situate, lying
and being at Southold, Town of Southold, County of Suffolk and State
of New York, bounded and described as follows :
BEGINNING at a point (marked by a monument) which is the south-
westerly corner of premises of Warren E. Hufe, Jr. and wife, which
said point of beginning is also the following five courses and dis-
tances from the point of intersection of the easterly line of Oaklawn
Avenue and the northerly line of Pine Neck--Road: a
1) running northerly along the said easterly line of Oaklawn Avenue
a distance of 231 feet to the southerly line of a private road;

2) running thence along the said southerly line of the said private
road, North 83 degrees 34 minutes 40 seconds East 117. 11 feet; i
3) running thence still along the said southerly line of said
private road, North 74 degrees 15 minutes East. 211.24 feet;
4) running thence still along the said sguthFrly line of said
private road, South 82 degrees 42 minutes 39.81 feet to a
second private roadway which runs• in a generally northerly and
southerly direction;
5) running thence in an easterly direction a distance of 50 feet
across said second private road on a course at right angles to the
westerly line thereof to the said southwesterly corner of the said
premises of Warren E. Hufe, Jr. and wife, which is the point or place
of beginning;
Running thence North 7 degrees 18 minutes East along the westerly
line of the said premises of Warren E. Hufe, Jr. and wife a distance
of 208.0 feet, more or less, to the ordinary high water mark of
Jockey Creek; running thence in a westerly direction along the said
ordinary high water mark of Jockey Creek about 25 feet to a point
marking the center line of the said second private road; running
thence South 7 degrees 18 minutes West a distance of 208.0 feet along
the said center line of said second private road to a point which is
distant 25 feet from the said southwesterly corner of the said
premises of Warren E. Hufe, Jr. and wife on a line being the ex-
tension westerly of the southerly line of the said premises of Warren
E. Hufe, Jr. and wife; running thence in an easterly direction 25
feet to the said point of beginning along the said southerly line
of the said premises of Warren E. Hufe, Jr. and wife as extended
westerly to the center line of the said second private road to the
said point of beginning.
RESERVING, however, the right to the use (in common with others)
of said premises as a right of way for access to and from Jockey
Creek.
SUBJECT to the rights heretofore granted to others to the use of
said right of way.
