BETWEEN PAULINE FISCHER, res ding at 4 Circle Drive, Jamesport,
Town of Riverhead, Suffolk County, New York,
party of the first part, and LAWRENCE W. STEPHENSON, residing at 120 Mill 'Road,
Westhampton Beach, Town of Southampton, Suffolk County, New York, and
SUSAN J. STEPHENSON, residing at 44 Circle Drive, Jamesport, Town of
Riverhead, Suffolk County, New York, as equal tenants in common,
party of the second part,
WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being is dwt at Hortons Point, Town of Southold, County of Suffolk
and State of New York, bounded and described as follows, to wit:
BEGINNING at a corner formed by the intersection of 'the westerly side
of Lighthouse Road with the southerly side of Soundview Avenue;
runnini thence along the westerly side of Lighthouse Road; South 410
lit 00East 419,04 feet to land now or formerly of Mary Furey; thence
,- along. the northerly line of land now or formerly of Mary Furey, South
480 551 10" West 456,94 _feet to the easterly line of land now or for-
merly of William McCabe; thence along the easterly line of land now
or formerly of William McCabe, North 420 151 20" West 515,04 feet to
the southerly side of Soundview Avenue; thence along the southerly
side of_ Soundview Avenue North 600 311 30" East 476.50 feet to the
point and place of beginning.
ALSO all the right, title and interest of the grantor in and to
` Lighthouse Road and Soundview Avenue lying in front of and adjoining
said premises to the center line thereof respectively,
BEING AND INTENDED TO BE the same premises conveyed to the grantor
herein by Marion F. Cooke by Deed dated the 31st day of July, 1958
and recorded in the Suffolk County Clerk's office on the 16th day of
October, 1961 in Liber 5064 of Deeds, at page 361,

W TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and

roads abutting the above-described premises to the center lines thereof; TOGETHER with the ap
and all the estate and rights of the party of the first part in and to said remises; TO HAVE AND TO '

J AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will ap ly
the same first to the payment of the cost of the improvement before using any part of the total of the same for f
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
