Wells, situate at Southold, Suffolk County,New York, dated November 10 , 1927 , Otto W. Van Tuyl, Professional Engineer and Land Surveyor, Greenport, N.Y. " which said map was filed in the Suffolk County Clerk' s Office on Nov— ember 28 , 1927 as Map No. 859, said premises being more particularly X bounded and described on said map as follows : BEGINNING at a monument set on the southerly side of Wells Avenue I at at the westerly corner of said Lot No. 10 on said Map; a RUNNING THENCE along the southeasterly side of Wells Avenue, north , 47 degrees 50 minutes east, a distance of 70 feet to the westerly m corner of Lot No. 11 on said Map: RUNNING THENCE South 50 degrees 40 minutes east, a distance of 242 feet, more or less, to ordinary high water mark of Jockey Creek; RUNNING THENCE in a General southwesterly direction along said ordinary high water mark of Jockey Creek to the southeasterly corner of Lot No. 9 on said map; RUNNING THENCE north 35 degrees 45 minutes west a distance of 245 feet more or less to a monument on the southerly side of Wells Avenue, the pointor place of BEGINNING. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the sante first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
