STANTON and VIRGINIA L. STANTON, his wife, both residing at 7 Whitney Court, Smithtown, New York, party of the second part, WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the Town of Southhold, County of Suffolk and State of New York, bounded and described as follows: The ocaint of beginning is ascertained as follows:BEGINNING at at a concrete monument, marking the corner formed by the intersection of)the northerly side of North Sea Drive with the easterly side of Kenney's Road; thence running South 39 degrees 24 minutes 00 seconds West 50. 22 feet to the westerly side of Kenney's Road; thence running North 40 degrees 53 minutes 00 seconds West 193. 38 feet along the westerly side of Kenney's Road to the point therein where the northerly side of Leeton Drive intersects the same; thence running South 45 degrees 35 minutes 30 seconds West along said northerly side of Leeton Drive 1, 400 feet to the point or place of beginning of the premises hereby described; BEGINNING at said last-mentioned point of beginning, thence running North 44 degrees 24 minutes 30 seconds West 216 feet, more or less, to the mean highwater line of Long Inland Sound; thence running westwardly along the mean .j hiahwater line of Long Island Sound 50 feet; thence running South 44 degrees 24 minutes 30 seconds East 218 feet more or less to the northerly side of Leeton _ Drive; thence running along the said northerly side of Leeton Drive North 45 degrees �j 53 minutes 30 seconds East 50 feel to the point or place of beginning- t BEING premises known as the same granted to grantor by deed dated November 2, 1959 and recorded in the Suffolk County Clerk's Office in Liber 4719, Page 25, TOGETHER with all right, title and interest. if any, of the party of the first part in and to any streets and :I roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
