TOGETHER with an easement for ingress and egress over all streets,
roads, drives and lanes as laid down on said map. And also the r
right of ingress and egress in and to any of the inlets, basins,
or harbors on said map, and to moor a boat in Cedar Beach Harbor.
TOGETHER with the right, to run with the land, to use and enjoy
in common with others enjoying similar rights and privileges,
those portions of Cedar Beach Park, which have been or may here-
after be set aside for community purposes, subject to rights,
reservations, rules and regulations as set forth in the covenants

TOGETHER with the right of the grantees, their heirs, successors
and assigns to secure water from an existing well situate on
lands now of Michael T. Palladino and Ethel E. Palladino, more
particularly described as follows: Lot No. 19 on map of "Sub-
division Map Cedar Beach Park, situate at Bayview, Town of
Southold, New York", and filed in the Suffolk County Clerk' s
Office as Map No. 90.
TOGETHER with the right of the grantees, their heirs, successors
and assigns to access of ingress and egress to and from said well
so situated on said Lot No. 19 for the purpose of maintaining
and repairing said well and any pipes or lines in connection
therewith situated on said Lot No. 19.
BEING AND INTENDED TO BE the same premises conveyed to the
parties of the first part by deed made by Jeanette Shipule,
formerly Jeanette Schendel, dated January 4, 1949, and recorded
in the office of the Clerk of the County of Suffolk on May 13,
1949, in Liber 2948 cp 581.

THE FOREGOING DESCRIBED PREMISES being more particularly bounded ,
and described as follows :

BEGINNING at a point on the northerly side of Cedar Beach Road
distant 100 feet westerly from the corner formed by the inter-
section of the northerly side of Cedar Beach Road with the
westerly side of Paradise Point Road (sometimes referred to as
"New Road") ; said point being at the division line between Lots t
18 and 19 on the aforesaid map running thence along the north-
erly side of Cedar Beach Road North 76 degrees 53 minutes West
100 feet to the division line between Lots 17 and 18 ; thence
along said division line North 13 degrees 07 minutes East 165 e
feet; thence thru Lot 18 North 83 degrees 49 minutes 30 seconds
East 105. 95 feet to the division line between Lots 18 and 19;
and thence along said division line South 13 degrees 07 minutes
West 200 feet to the northerly side of Cedar Beach Road at the
point or place of BEGINNING.
