and filed in the office of the Clerk of the County of Suffolk on march
16, 1946 as Map No. 1472 and being bounded and described as follows :
BEGINNING at an iron pipe set in the easterly line of
Arshamomoque Avenue at the division line between Lots 22 and 21 as
r shown on the aforesaid Map;

( i RUNNING THENCE north 73 degrees 00 minutes east along the
southerly line of Lot 21 on said Map 226 feet to the shore line of
a; Inner Basin or Petty's Pond;

40 seconds east 100 .31 feet;
THENCE south 73 degrees 00 minutes west and parallel with
the first course 187 feet to the easterly line of Arshamomoque Avenue;
THENCE north 42 degrees 08 minutes 10 seconds west along said
easterly line of Arshamomoque Avenue 110.47 feet to the point or place
of beginning.
TOGETHER with all of the right, title and interest of the
party of the first part of in and to the land lying in the bed of any
street, road or avenue in front of or adjoining said premises to the
center line thereof.
TOGETHER with the right to pass and repass over the roads,
streets and avenues shown on said Map, and the right in common with
others, owners of the lots shown on said Map, to use the beaches
designated on said Map as Plot A and Plot B respectively, solely
for recreation and not for commercial purposes .

TOGETHER with a non-exclusive right to dredge (for the sole
purpose of facilitating access by boat to and from Southold Bay) in
Petty's Pond on the westerly side of the line running South 22
degrees 21 minutes 00 seconds East and South 43 degrees 05 minutes
30 seconds East (as indicated on said ;Zap) , to within five feet of
the easterly boundary of all lots southerly of Lot 22 in Block 2
on said map. Grace R. Nickles reserves to herself, her heirs and
assigns, all the right, title and interest to the lands under water
of Petty's Pond.
BEING AND INTENDED TO BE the same premises that were conveyed
to the grantor, ANTHONY V. RIZZI and NORMA A. RIZZI, his wife, by
deed dated January 8, 1965 by JOSEPHINE A. STANDLEY and recorded in
the Suffolk County Clerk' s office on January 12, 1965 in liber 5684,
cp 93 .
