East 484. 03 feet to land now or formerly of Miller; (2) along said last
mentioned land North 64 degrees 50 minutes 00 seconds West 486 .69 feet r
to the true point or place of beginning; and from said point or place

RUNNING thence along said land now or formerly of Miller, South 64 de-
grees 50 minutes 00 seconds East 180.00 feet to land now or formerly

THENCE along said last mentioned land, South 25 degrees 10 minutes 00

THENCE along said last mentioned land, South 85 degrees 08 minutes 40
seconds West 165.28 feet to the northeasterly side of a 20 foot wide
right of way hereinafter described;
THENCE along the northeasterly and southeasterly sides of said last men-
tioned Right-of-Way, the following two courses and distances: (1) North
22 degrees 30 minutes 00 seconds West 49.90 feet, and (2) North 25 de-
grees 10 minutes 00 seconds East 130 .10 feet to the point or place of
BEGINNING.
TOGETHER with a right-of-way 20 feet in width from Horton's Lane to the
premises, the southeasterly and northeasterly lines of which are des- .
cribed as follows:
BEGINNING at a point on the northeasterly side of Horton'; Lane 25 feet
southeasterly along said line from the point of beginning of the curve,
in said line as recently altered;

THENCE westerly on a curve .to the left and parallel to the northerly
side of Hortonb Lane and at all points distant 25 feet therefrom, a
distance along said curve of 87.54 feet;
THENCE through beach land now or formerly of Hyatt the following three
courses and distances; (1) North 14 degrees 59 minutes 20 seconds East
181. 95 feet; (2) North 22 degrees 30 minutes West 170.00 feet; and (3)
North 25 degrees 10 minutes East 130.10 feet to the northwesterly cor-
ner of the premises herein described.
TOGETHER with one-fifth undivided interest in the private beach area
bounded and described as follows:
BEGINNING at the northerly extremity of the 20 foot Right of Way above
described adjoining fund of Miller; running thence northwesterly along
said land of Miller, 195 feet, more or less, to the ordinary highwater
mark of Long Island Sound; running thence southwesterly alon4 said or-
Binary highwater mark, 246 feet, more or less; to land of Witherspoon;
230 feet, more or less; running thence northeasterly and continuing
along the northwesterly line of said 20 foot Right of Way, 245 feet,
more or less, to the point or place of BEGINNING.
BEING AND INTENDED TO BE, the same premises conveyed to the parties of
the first part by Helen M. Murphy by deed dated August 27, 1965 recorded
at the Suffolk County Clerk's Office at Liber 5813 cp 442.

TOGETHER with all right, title and interest, if any, of the parties of
the first part of, in and to a triangular parcel Southeast of the above
described parcel, bounded as follows : On the Northwest by the Private
Beach; on the Northeast by the Right of Way above described called
Sunset Path; and on the Southwest by land of Witherspoon.
