BEGINNING at a point on the southerly line of Main Road at the
northwesterly corner of the premises hereinafter described and the
nottheasterly corner of a certain 12 foot right of way, said point
being 141.27 feet westerly along said southerly line of Main Road
from its intersection with the westerly line of Hobart Road ; and
from said point of beginning running thence along the southerly
line of Main Roaq North 76 degrees 46 minutes 30 seconds East,
70 feet to land now or formerly of Mullen; thence along said land
South 16 degrees 08 minutes East, 108 feet; thence South 76 degrees
46 minutes 30 seconds West, 70.05 feet to the easterly line of the
said 12 foot right of way; thence along the same North 16 degrees
06 minutes 30 seconds West 108 feet to the southerly line of Main
Road at the point or place of BEGINNING.
TOGETHER with all the right, title and interest of the party of the
first part of,in, to and over said 12 foot right of way from the
southwesterly corner of the premises hereinabove described and
running northerly 108 feet including the interest described in Liber
3084 cp 307.
BEING AND INTENDED TO BE the same premises conveyed to the party of
the first part by deed dated February 28,1969, recorded March 6,
1969 in Liber 6514 of Deeds at page 470 in the Suffolk County Clerk' s
Office
TOGETHER with all right, titre and interest, if any, of the party of U,a first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
Subject to a mortgage recorded in Liber 5565 mp 497, in a reduced
ApNr3nhCi�alttiou�tt of $20,27E12.

whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires,
