situate, lying and being,in the Town of Southold, County of Suffolk and State of
M New York, known and designated as Lot No. 20 as shown on a certain map
entitled "Map of Harbor Lights Estates, Section One, Bayview, Town of
Q_ Southold,,_ Suffolk,County, New York" made by Otto W. Van Tuyl_ &_Song_
1 Licensed Land Surveyors, Greenport, New York, and filed in the Office
of the Clerk of the County of Suffolk on June 8, 1965 as Map No. 4362 .

Together with an easement over the streets as shown on the filed map
herein to the nearest public road or highway.
Together with the use, in common with others, of the beach area and
parking area adjacent thereto; said beach area having a depth of
approximately 50 feet from the average high water mark on Peconic Bay,
and having a length of 900 feet more or less measured along the
ordinary high water mark, and said parking area having a frontage on
the northerly side of Harbor Lights Drive of approximately 150 feet,
running westerly along said street from Lot #7, and having a depth of
not less than 150 feet northerly of Harbor Lights Drive. The parking
area shall be immediately adjacent and contiguous to the beach area
herein referred to.

The grantors herein are the same persons as the grantees under deed
dated May 25 , 1966 , recorded June 1, 1966 in Liber 5966 cp 256.

appurtenances and all the estate and rights of the party of the first part in and to said premises;
TO HAvE AND TO HOLD the premises herein granted unto the party of the second part, the heirs
or sua )rs and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered any-
thing whereby the said premises have been encumbered in any way whatever, except as aforesaid
AND the darty of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement
and will apply the same first to the payment of the cost of the improvement before using any part of
the total of the same for any other purpose.
The word "party" shall Se constryed as if it read "parties" whenever the sense of this indenture so
requires.
