WARNER, I residing at Argonne Road (no #) , P. 0. Box 275, Hampton Bays, New York 11946, party of the first part, and BERNARD J. PELGRIM, residing at 395 Nassau Parkway, Oceanside, New York 11572, E party of the second part, M WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, tece or parcel of land, situate, lying and being in the Mown of Southold, County of Suffolk and State of New V� Yor::, designated as Let A15 on a certain *apo entitled. "Man of Corey ` Creek Estates at Bayview" , filed on August 15, 1967 in the Suffolk County Clerk' s Office on Map No. 4923, described as follows: �I BEGINNING at the corner formed by the intersection of the westerly aide of Corey Creek Lane with the southerly side of Corey Creek Lane; RUNNING THENCE South 81" 05' 10" East 100 feet along the southerly side of Corey Creek Lane to Lot #27; RUNNING THENCE South 80 55' 20" West 261.31 feet; I RUNNING THENCE South 810 271 West 110 feet to Lot $14; RUNNING THENCE North 10 21' East 257.66 feet; RUNNING THENCE North 530 54' 50" East 55 feet to the southerly side I of Corey Creek Lane and the beginning point. SUBJECT to Covenants and Restrictions recorded in Liber 6216, cp 256. 1 BEING AND INTENDED TO BE the same premises conveyed to the party of the first part herein by Deed from SOUTH FORK DEVELOPMENT CORP. dated March 4, 1971 and recorded with the Clerk of Suffolk County on March 5, 1971, in Liber 6895, cp 194. SUBJECT to a purchase money first mortgage made by the party of the second part herein to the party of the first part herein, in the prin- cipal amount of $6,000.00, for a period of three years, at 71% per annum, bearing even date herewith and intended td' be recorded simul- taneously herewith. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center fines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. T AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whene=ver the sense of this indenture so requires.
