party of the first part, and WILLIAM PAPPAS and JENNIE PAPPAS, his wife,
both residing at 2384 Lindenmere Drive, Merrick, New York
party of the second part,
WITNESSETH, ;hat the party-of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the hero
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being»at at Arshamomaque, Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
BEGINNING at a point on the easterly side of Beverly Road (a private road)
fry distant 190. 86 feet southerly from the corner formed by the intersection of
the southerly side of Middle Road (North Road) and the easterly side of
1t; Beverly Road; said point of beginning also being at the southeast corner of
land of Fiedler; running thence along the easterly side of Beverly Road
South 31040'50" East 104. 38 feet to the ordinary high water mark of
Arshamomaque Pond; thence along said high water mark South 64020100"
West 88.00 feet to the tie line along Old Cove; thence along said tie line
North 51048120" West 86.04 feet to a point on the ordinary high water
mark of Old Cove which point is also at the southwest corner of land of
Fiedler; thence along land of Fiedler North 51°19'10" East 118. 00 feet,
across Beverly Road, to the easterly side of Beverly Road at the point or
place of BEGINNING.
SUBJECT to any state of facts an accurate survey might show, and to
covenants, restrictions, easements, agreements, reservations and zoning
regulations of record, if any.
BEING AND INTENDED TO BE the same premises conveyed to the party of
the first part by deed of Donald R. Bowman and Evelyn M. Bowman, his

County of Suffolk on November 13, 1970 and deed of Helmut Hass and
Angelina Hass, his wife, dated November 5, 1970 and recorded on November

TOGETHER with all right,title and interest, if any, of the party of the first part of, in and to any Streets and
a roads abutting the above-described premises to the center lines thereof; TOGETHER with the

HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
