THLS INDENTURE, made the 5th day of June , nineteen hundred and seventy-three
BETWEEN JOHN PUCKLEY, residing at 89 Central Avenue, Baldwin, New York, and
PHILIP W. DRUHLy residing at 79 Fitchburg Street, Bay Shore, New York,
party of the first part, and
GUNTER LEHMANN, residing at 24 Saxon Street, Huntington Station, New York,
Lo party of the second part,
WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate;
lying and being lei near Great Pond, Town of Southold, County of Suffclk and Scale
1 of New York, more particularly bounded and described as follows:
Y* BEGINNING at a point at the Northeasterly corner of premises described whicA `

(1) North 44 degrees 43 minutes 10 seconds East along the Southerly side of
Sound View Avenue, 34.87 feet;
(2) continuing along the Southerly side of Sound View Avenue in an Easterly
direction along the arc of a curve bearing to the right and having a radius of
578.49 feet a distance of 165.13 feet;
(3) South .44 degrees 51 minutes 40 seconds East 199.71 feet to the point of
beginning;
RUNNING THENCE South 45 degrees 06 minutes 40 seconds East 110 feet;
RUNNING THENCE South 44 degrees 51 minutes 20 seconds West 200 feet to land
now or formerly of Clement W. Booth;
RUNNING THENCE along land now or formerly of Clement W. Booth North 45 degrees
08 minutes 40 seconds West 110 feet;
RUNNING THENCE North 44 degrees 51 minutes 20 seconds East 200 feet to the
point or place of BEGINNING.
TOGETHER with easement of ingress and egress in common with others to sn"ndview
Avenue, which easement is recorded in liber 6970 cp. 468.
SUBJECT to a first mortgage in the stun of $4,522.01 which the party of the
second part assumes and agrees to pay.
TOGETIIER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the I,ayment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
